|Recommended: YesEasy and energy efficient living — I have lived at this property for the past three years and never had an issue with the staff or my apartment. The two minor maintenance request I made normal wear and tear stuff, I HAVE lived here for three years were addressed and resolved in an insanely quick manner. Christine has been attentive and quick with a response any time I have reached out to her. If I was looking to rent for another year, I would stay here, there's no reason not to especially if you appreciate LOW monthly utility costs . Most neighbors I would say about 90 haven been very respectful through my stay here as well. I will recommend this property even though I'll be gone.

|Recommended: YesNice apartments for the price point — For me personally, my neighbors above me are pretty awful. They must have a dog or something because something runs back and forth making sounds for hours on end. They also chose to nail up pictures and just in general bang on the walls and floors and sound like they’re moving their furniture around especially between the hours of 9pm and 1am. Without fail, most days. But besides that issue, the parking is easy, mail hasn’t ever gotten lost, most neighbors just keep to themselves. I love white noise and noises from outside but I can see for some people the Amtrak being very much so too loud. It is aggressively loud a lot of the time. The kitchen sizes could be bigger, especially to help with storage, but overall it’s been a good experience here so far. Maintenance has come within 24 hrs of any issue and fixed it with no problems so that’s been great. And the property managers and leasing agents are great.

|Recommended: YesGreat space, few complaints — All in all I really like my apartment, especially for what I pay for it. Things I wish I would have paid attention to when I visited no disposal in sink. Metal stairs are loud and you can hear people coming up them from 3rd floor. Someone in the building is throwing rocks from the landscaping into the parking lot which are super annoying to dodge when I’m parking. Photography in the halls is not good and I hate looking at it everyday on my way to and from my unit. These are minor things that I wish would change, but like I said I’m really pleased with the place.

|Recommended: YesIt's overall a good place to live. — Overall, the place is nice. Doesn't have the amenities as other apartments, but for the price and location, it isn't bad. I was given some bad information from the leasing agent in the beginning which was one of the deciding factors for my decision in moving into the apartment. The neighbors above me are loud with their dogs, and the door to the outside slams shut all the time which wakes me.

Its great to hear that 8 Street Apartments checks those boxes for you. We think our downtown Omaha neighborhood location is great and so convenient to shops, restaurants, and travel access as well!

Overall, I frequently recommend the apartments as a place to live.

|Recommended: YesGreat location, beautiful interior, private and affordable — I have loved my time at 8 St. Apartments. The apartments themselves are modern and spacious with bright white walls and light wood accents. I have never had large maintenance issues in my 2 1 2 years living here and when I do, the maintenance staff is always friendly and gets the job done. The location is also amazing, right across from the Amtrak, a few blocks from the Old Market and Little Bohemia. People keep to themselves which I appreciate, as you can lead a private life here. The unit itself is quite large, especially for the price and living downtown. The only things I would change are the appliances, they are quite small and it's tough to keep up on dishes and keeping an orderly fridge, and the parking lot. Spaces are always available but if you ever forget to put your pass up or if it falls, you'll get towed at your own expense. I'd recommend keeping a record of make, model and license plate number so they can reference that as well because being towed is not ideal and quite expensive. Those are small things though and overall I would absolutely recommend this property to almost anyone. Living here has truly been a pleasure.

|Recommended: YesOverall Nice Apartments — Occasionally, I feel the rumble of the trains passing on nearby tracks. I like some of the artwork in the building. I love the layout of my apartment and the view from my balcony. My only complaint really is the lack of built-in storage. I don't mind the smaller efficiency appliances, but the kitchen wall space could have been utilized much better to provide more cabinets and storage. There is a large walk-in closet that is supposed to compensate for lack of additional closets and pantry space. The hardware and shelving in that closet could have been designed better to facilitate a more efficient use of space. The apartment community overall is very nice though.
8 Street certainly brings its own unique charm and fineness to the Downtown Omaha market. We love seeing how our Residents are able to transform the open concept and efficient spaces into a home that truly reflect their personal style.
|Recommended: YesPretty good — I see new dogs yet my lease says cats only. Very odd hoping this allowance to others is granted to someone who’s on year 4 here

|Recommended: YesNice distant view of downtown 2nd floor — The trains were my one of my concerns during the first viewing. After living here for a couple months they arent an issue really. It does take a little getting used to though. The location is convenient and close to everything you need. Super mercado grocery store is on Vinton st, a few minutes away.

You are not alone in your initial concern of the train noise, but love that you have found them to not be an issue. 8 Street is in such as wonderful historic area close to so many things like the Old Market, North Downtown, Capitol District, Midtown and small shops and businesses that thrive on the neighborhoods that surround them. We are glad that you are settling in and finding a home in 8 Street Apartments!
